PROPERTY INSURANCE

Understanding Continente and Contenido

Spanish property insurance divides into two categories. Most owners buy only one and regret it.

Continente (The Building Structure):

What is covered: Walls, floors, ceilings, roof, pipes, windows, doors, kitchens, bathrooms, fixtures, electrical systems

What is NOT covered: Personal belongings, furniture, electronics, jewelry

Key Trap: Community Insurance covers shared elements only (roof, facade). Your private policy must cover interior walls and custom installations.

Typical Cost: €150-400 annually

Contenido (Personal Belongings):

What is covered: Furniture, electronics, clothing, jewelry, artwork, personal items

What is NOT covered: Building structure, damage to others’ property

Key Trap: Under-insurance penalties via Rule of Proportionality

Typical Cost: €200-600 annually

The Rule of
Proportionality:

If you insure a €300,000 property for only €150,000, insurers pay only 50% of claims. A €10,000 claim becomes a €5,000.
We calculate replacement value to prevent this.

Frequently Asked Questions

Answer to the most common questions we receive from clients

Can I get medical insurance approved before I move to Spain?

Yes, and it’s actually mandatory if you’re applying for a visa. Most Americans don’t realize they need to submit proof of approved insurance with their visa application, not after they arrive. We recommend applying 8-10 weeks before your consulate appointment. Standard cases approve in 24-48 hours, which gives you time to submit the certificate with your visa documents. The smartest move? Apply now, get approved in 2 weeks, and have your certificate ready while you’re gathering other documents.

My property is worth €350,000. How much insurance do I really need?

Here’s where most Americans make an expensive mistake: they insure for current market value instead of replacement value. Spain uses the Rule of Proportionality. If you insure a €350,000 property for only €200,000, the insurer considers you 57% insured. A €10,000 claim becomes €5,700. You lose €4,300. Get it wrong once, and you’ve lost more than you saved on premiums for years. The answer: insure for full replacement value —we calculate this for every client to prevent this trap.

Do I really need life insurance if I’m getting a mortgage in Spain?

You don’t need it for protection—you need it for economics. Spanish banks reduce your mortgage rate by 0.5% if you accept their life insurance. On a €300,000 mortgage over 20 years, that’s €30,000 in savings. The premium? €600-800 annually. The insurance pays for itself roughly 40 times over. Most Americans skip it because they don’t understand the rate reduction strategy. That’s leaving €30,000 on the table.
When should I start planning my transfer?

As soon as you’re seriously looking at properties. Waiting until you’ve signed a contract compresses everything into a stressful rush. Starting 8-12 weeks early gives you time to compare providers, lock in rates if needed, and prepare documentation without panic.
